Terms & guarantee
What you receive
Each order produces a set of map sheets drawn to survey convention for one property, an interpretive report deck explaining those sheets, and — at the Full Package tier only — layered CAD geometry, georeferenced imagery and a lidar-derived surface.
Sheet and page counts vary by property. Across our delivered work a set runs seven to ten sheets and nineteen to twenty-seven deck pages. The deck reports what is actually present and does not pad to a number — a property with little to report receives a shorter deck, and that is the honest result rather than a reduced one. We state this before you order precisely so it is never a surprise after.
Every figure comes from the public record. We do not estimate values we cannot source, and no part of the interpretation is generated by a language model.
Boundaries, and what we will not do with them
Where a legal parcel boundary is published for your property, every sheet is drawn to it. Where one is not yet available, we can still produce the terrain, hydrography and soils analysis on an approximate boundary — and we will tell you that is what you are buying, before you buy it.
We do not supply CAD geometry for an approximate boundary at any price. A CAD file implies survey-grade geometry to whoever opens it, and an approximate boundary handed to a designer as build geometry is a real risk to real work. This limit is not negotiable and does not lift for a higher fee.
Nothing we produce is a legal survey, a title opinion, or a substitute for either. It is a reading of the public record, and it is intended to inform the decision of whether to commission those.
Ordering and payment
Submitting the property form places no order and costs nothing. We check what the record holds for your property and reply with the exact price and what we can produce. Only then do we send a payment link, and only for the amount we have already confirmed in writing.
Prices are stated in USD. Your set is delivered within three business days of payment clearing. Properties over 640 acres, and those without a published legal boundary, are quoted individually.
Our guarantee
We check your property before you pay. If we can’t produce what we promised, you aren’t charged. If a delivered set is missing a component we listed for your tier, tell us within 14 days and we’ll complete it or refund in full.
Because each set is produced to order from public records and cannot be returned once delivered, we do not otherwise refund after delivery. The coverage check exists so that this is fair: we tell you what we can produce, and what it costs, before you are asked to pay anything.
To make a claim under this guarantee, reply to the email your set arrived in within 14 days and tell us which listed component is missing.
Your data
We use the address and contact details you give us to check coverage, to produce your report, and to reach you about it. We do not sell them and we do not use them for anything else.
Enquiry data that does not become an order is deleted within twelve months. We do not publish your property address, and we redact it from every sheet we show publicly as an example of our work.
Questions
Ask before you order rather than after — send us the property and say what you need to know. An answer costs nothing and we would rather talk you out of an order that will not help you.
